Minutes of lease between the National Bank of Scotland, limited, of the first part, and The Pumpherston oil company Limited, of the second part. . . .
Subject
. . . The said bank (hereinafter called the "first parties") have agreed to let and hereby let to the said The Pumpherston oil company Limited (hereinafter called the "second parties") who have agreed to take and hereby take the suite of offices on the third floor above the entresol in the new building in course of erection by the first parties at the corner of Buchanan Street and St Vincent Street, Glasgow, as delineated on the sketch plan thereof prepared by the first parties architect and signed as relative hereto and that upon the following conditions, videlicet:- . . .
First.

. . . The lease to be for five years from Whitsunday nineteen hundred and one. . . .
Second

Rent
. . . The rent to be three hundred and thirty five pounds per annum payable half yearly and proportionally commencing payment of the first half years rent at Martinmas nineteen hundred and one for the half year preceding and the next half years rent at Whitsunday following and so forth half yearly termly and proportionally thereafter during the currency of the lease with interest and liquidate penalties in case of failure in the punctual payment thereof: Declaring however that in the event of possession of the premises hereby let not being given to the second parties at Whitsunday nineteen hundred and one, the first parties shall repay to the second parties such sum not exceeding three hundred and thirty five pounds which the second parties have to expend upon temporary accommodation subject to deduction however of any sum to be received by them from a sub-let of such temporary premises if any for the period subsequent to the date when the second parties shall enter upon possession of the subject hereby let: . . .
Third
Sublet.
. . . In the second parties shall not have power to sublet the premises hereby let expect with the permission and consent in writing of the first parties and should such permission and consent be obtained any sub-let shall only take place on the footing of the second parties remaining responsible for the rent and other obligations till the expiry of the lease. . . .
Fourth
. . . Upon the completion of the said premises in conformity with the sketch plan signed as relative hereto and upon the interior of said premises being finished painted and papered and fitted up by the first parties with grates blinds and electric lighting all to the satisfaction of their architect the second parties on obtaining possession thereof hereby agree to accept the premises as in good and tenantable order and condition and suitable for the purpose of office premises and they shall during the currency of this lease keep and at the expiry thereof leave said premises in the like and good order and condition ordinary tear and wear always excepted- And it is hereby expressly provided and declared that no signs signboards or any form of advertisement or writing whatever shall be placed or painted upon the external wall of the windows themselves and in the event of any contravention in this respect the first parties reserve power to order their removal forthwith or to remove the same themselves. . . .

Penalty.
. . . The second parties bind and oblige themselves to remove from the said premises at the expiry of the lease without any formal warning or process of law, and both parties bind and oblige themselves to perform their respective parts of the premises to each other under the penalty of one hundred pounds sterling to be paid by the party failing to the party performing or willing to perform over and above performance. And both parties consent to the registration hereof for preservation and execution: In Witness Whereof.

It is hereby agreed between the National Bank of Scotland Limited of the first part and The Pumpherston Oil Company Limited of the second part that the foregoing lease shall be renewed, and is hereby renewed in all its clauses and conditions, for a further period of five years from and after the term of Whitsunday nineteen hundred and six, at the same rent. It is hereby agreed between The national bank of Scotland Limited, of the first part, and the The Pumpherston oil company limited, of the second part that in addition to the suite of offices at No135 Buchanan Street, Glasgow on the third floor above the entresol presently let to the second parties under the foregoing lease at an annual rent of £335 sterling the second parties shall take and hereby take on the lease for a period of five years from Whitsunday nineteen hundred and eleven at an annual rent of one hundred pounds sterling the two rooms on the same floor presently occupied by messrs Coloil? Anderson & Company, marine insurance brokers, and with this addition and the substitution of four hundred and thirty five pounds sterling in place of three hundred and thirty five pounds sterling as the total annual rent of the whole subjects thereby and hereby let, the foregoing lease shall be renewed and is hereby renewed for a further period of five years and after the term of Whitsunday nineteen hundred and eleven in all its clauses and conditions, . . .
Windows looking south
. . . which so far as applicable shall be held to apply also to the additional rooms hereby let, it being understood and made a condition of the renewal that should the three windows looking south be built up by the neighbouring proprietors during the currency of this lease as extended, to which the first parties had no right to object, the second parties shall have no claim of any kind whatever upon the first parties for compensation or for abatement of rent or for anything else in respect thereof, this lease being entered into by them with this contingency in view: In Witness Whereof.
